For simple projects—such as a 2-to-3-bedroom flat, a bungalow, or a community/event hall—architectural design fees typically range from ₦200,000 to ₦500,000.

Here is a calculative breakdown of how these costs work and how to budget for them.


1. Standard Architectural Pricing Tiers

For standard residential or simple commercial projects, design fees generally fall into three pricing buckets based on the complexity and scope of the contract:

1.1 The Budget Tier (₦200,000): This is typical for very straightforward, simple designs (like a basic 2-bedroom flat or a standard hall). At this price, you are usually getting the core architectural floor plans, elevations, and basic sections.

1.2. The Mid-Range Tier (₦300,000): This covers slightly larger simple projects, such as a more detailed 3-bedroom flat. It often includes more refined interior layouts and aesthetic detailing.

1.3. The Premium All-Inclusive Tier (₦500,000: At the higher end for simple projects, this fee often covers a comprehensive set of drawings. The architect may include the basic engineering layouts as part of a package deal to save you time.


2.The big catch: what is included in our fee?

The most critical factor in your budget is whether your architectural fee is "all-inclusive" or "architecture-only."

To get a building approved and constructed safely, you need more than just architectural plans. You need a full working drawing set. Depending on your agreement with the architect, your ₦200,000 to ₦500,000 fee may or may not cover these additional technical drawings:


2.1. Electrical Drawings: These show the wiring layouts, lighting points, sockets, and distribution boards.

• In some cases: The architect includes a basic electrical layout within the ₦300,000–₦500,000 package.

• In other cases: You will need to hire an electrical engineer to draft a separate, certified electrical plan.


2.2. Mechanical Drawings: These detail the plumbing systems, waste disposal, water supply, and drainage.

• In some cases: Simple plumbing lines are included by the architect for basic 2-bedroom or 3-bedroom designs.

• In other cases: For complex drainage or hall plumbing, a mechanical engineer must be paid separately.


2.3. Structural Drawings: This is the most critical technical add-on. Structural drawings specify the foundation type, beams, columns, and reinforcement (iron rods) needed to keep the building standing.

• In some cases: For very simple bungalow structures, basic structural detailing might be bundled into a ₦500,000 premium package.

• In other cases: You must seek the services of a certified Structural Engineer. This is especially true if the soil is poor or if the "hall" has a very wide roof span.


3. How to budget smart

When a quote you between ₦200,000 and ₦500,000 for a 2–3-bedroom flat or hall, always ask for a breakdown of deliverables.
