POP ceiling installation in Nigeria is commonly priced per square metre, but the rate only makes sense when you know what it includes. A labour-only quote covers workmanship; a labour-and-materials quote includes an agreed material specification as well. Use the price panel on this page for Skillland’s published planning estimates, then request a measured quotation for your rooms.

These estimates are a starting point, not a contractor’s offer. A plain bedroom ceiling and a living-room ceiling with recessed features should not be budgeted as if they were the same job.

1. What does a POP ceiling price include?

Ask the contractor to describe the ceiling system and finish before comparing prices. The quotation should identify who supplies materials, what installation work is covered, and what condition the ceiling will be left in at handover.

Labour only: confirm the installation tasks included and obtain a separate material list. Ask who pays for transport, handling and any equipment needed to reach the ceiling.
Labour and materials: ask for the specification and quantities, rather than accepting “everything included” without detail.
Finishing and extras: check painting, cornices, decorative features, access panels, lighting openings and waste removal individually.
Electrical wiring and light fittings should be clearly identified as included or separately priced. A ceiling contractor’s allowance for a lighting opening is not necessarily an allowance for the fitting and electrical installation.

2. How to estimate the cost for one room

For a simple rectangular room, multiply its length by its width to estimate the flat ceiling area. A room measuring 4 metres by 5 metres has an area of 20 m². Multiply that area by the contractor’s agreed rate per m², then add separately quoted items.

Planning calculation: ceiling area × agreed rate per m² + separately priced extras.

This is a measurement example, not a completed Skillland job or a market quotation. Ask the installer to confirm the measured area and how recesses, drops, borders or other features are charged. Items priced per linear metre should be measured separately from items priced per square metre.

3. Budgeting for a flat or bungalow

A “three-bedroom house” does not have a fixed ceiling area. Room sizes, corridors, living spaces and the rooms receiving POP all affect the quantity. List each room, its dimensions and its chosen design. Add the areas only after confirming which spaces are included.

For a property being finished in stages, ask for separate room totals and explain the intended sequence. This makes it easier to compare quotations and understand any additional mobilisation charge.

4. What changes the final quote?

Design complexity, ceiling height, access, existing finishes and location can change the scope and cost. Share a reference image of the design you want, but ask the contractor to specify what their quotation reproduces. Two designs that look similar in a photograph may involve different details.

Tell the contractor about visible damp patches, roof leaks or existing ceiling damage before accepting the price. Ask for those conditions to be assessed and any preparatory work quoted separately. For a renovation, also confirm protection of furniture and the removal of the old ceiling.

5. Questions to settle before paying

What ceiling system, materials and design does this price cover?
What measured area and unit rate are being used?
Are painting, decorative borders, lighting work and cleanup included?
What are the payment stages and agreed completion milestones?
How will changes to the design be priced and approved?
What workmanship support is offered after handover?
Request photographs of comparable work and a written scope. For design-specific planning, read the POP design and installation guide. This page focuses on measuring and comparing a ceiling budget.

6. Request a POP ceiling quote

Include your state and town, room measurements, preferred design and whether you need labour only or materials supplied. Add photographs of the current ceiling where available. Explore POP ceiling services or post your project on Skillland with the same brief for each contractor.

7. Frequently asked questions

How much does POP ceiling installation cost per square metre in Nigeria?
Use the published price panel on this page as a planning guide. Select your location and compare labour only with labour and materials. The final quotation depends on measured area, design, material specification and the work included.

How do I calculate the POP ceiling cost for a room?
Multiply the measured ceiling area by the agreed rate per square metre, then add separately priced work. For a rectangular 4 m by 5 m room, the flat area is 20 m². Ask the installer to confirm how decorative features and borders are measured.

Does a POP ceiling quote include painting and lights?
Only if the written quotation says so. Confirm painting, light fittings, electrical work, lighting openings and decorative borders separately before paying.
